Project Overview

County: Bucks
Municipality: Sellersville Borough and West Rockhill Township
State Route: 4033
Local Name: Lawn Avenue
Project Type: Road Reconstruction
MPMS Number: 12965
Proposed Construction Start: January 2029
Proposed Construction End: June 2030
Last Updated: May 2026

This proposed project is for the reconstruction of Lawn Avenue, starting at its intersection with Maple Avenue and ending approximately 100 feet from its intersection with Farmers Lane in Sellersville Borough, Bucks County. In general, the project includes the reconstruction of Lawn Avenue, the reconstruction of the existing sidewalk, and the construction of a new sidewalk, addressing insufficient curve radii throughout, and improvements to drainage infrastructure. Minor acquisition of Right-of-Way immediately adjacent to the roadway and sidewalks is anticipated to accommodate the construction proposed.

Maple Avenue to Farmers Lane:

Existing conditions within this section include a 24 ft wide roadway with sidewalks on both sides. This width of roadway supports two 12 ft travel lanes with no shoulders. The existing sidewalk is comprised of different construction materials, with a mixture of brick, slate, asphalt, and concrete used in different sections. The width of the sidewalk also varies. The condition of the sidewalk is generally poor, exhibiting large cracks throughout, with severely degraded and upheaved sections. Utility poles placed on sections of the sidewalk create obstructions for pedestrians. Most of the road from Nobel Avenue to Farmers Lane has no sidewalks.  Curb radius at the W. Church Street, Cherry Street, and Nobel Avenue intersections is insufficient for the anticipated design vehicle load.  The horizontal curve radius is insufficient for the curve located just south of the W. Church Street intersection and just North of Nobel Avenue. At the northern terminus of the project, there are 12 ft lanes with 2 ft shoulders and a sidewalk at the intersection with Farmers Lane. Additionally, sight distance for vehicles turning onto Maple Avenue is insufficient.

The proposed scope of work for this section of roadway includes:

  • Reconstruction of the roadway to allow for 11 ft travel lanes and a 1 ft curb and gutter.
  • Installation of stormwater inlets and drainage pipes to convey stormwater into a new management facility which will be constructed in the gravel parking lot located at the intersection south of the intersection of Lawn Avenue and Maple Avenue. Construction of the new stormwater facility will include improvements to the borough’s parking for Druckenmiller Park, which will be coordinated with the borough as design progresses.
  • Improvement of the horizontal curve located on Lawn Avenue, approximately 100 feet south of the intersection of W. Church Street, to increase the radius within the existing Right-of-Way to current safety standards.
  • Improvement of the horizontal curve located approximately 400 ft north of Noble Street to increase its radius to current safety standards.
  • Improvement of the curb by increasing the radii for the intersections with W. Church Street, Cherry Street, and Noble Street within the existing Right-of-Way.
  • Realignment of the intersection of Maple Avenue and Lawn Avenue to improve sight distance.
  • Installation of ADA-compliant curb ramps at all sidewalk intersections along Lawn Avenue.
  • Construction of a new, 4 ft wide sidewalk with 5 ft wide ADA-compliant turning spaces every 200 ft along both sides of Lawn Avenue, connecting to the existing sidewalk located at the northern terminus of the project.
  • Reconstruction of sidewalks with widths matching the existing sidewalks. Existing historic brick and slate sidewalk material to be salvaged and reinstalled to the greatest extent possible. In-kind material will be used as needed to supplement existing historic sidewalk material.
  • Transition from the existing 28ft wide roadway at Farmers Lane to the proposed 24ft roadway.
